SB204

Allow suppression of eviction records in certain circumstances

Introduced·5/20/25
Introduced Text

Ohio SB204 allows for the suppression of eviction records when the resident is deceased.

Ohio SB204 modifies the process for eviction actions involving deceased manufactured home park residents. If a plaintiff knows that a probate court has granted letters testamentary or of administration for the estate of the deceased resident, the plaintiff must provide this information to the clerk. The court record of the action is initially a suppressed court record, accessible only to specific parties. If the plaintiff prevails, the record can be made public unless the parties agree to keep it suppressed.
