New York S06458 amends the law to allow tenants to sue building owners for not maintaining self-closing doors. If a court finds the owner in violation, it can award tenants compensatory damages, punitive damages, or a fixed $1,000, along with attorney's fees and court costs. The court can also order the owner to fix the doors. Tenants must still pay their rent, and any awarded damages will be reduced by any delinquent rent. This new right does not limit other legal actions tenants may have.
