It voids and makes unenforceable any agreement that waives tenant rights or remedies under the law, requires tenants to pay nonpossessory charges, or mandates arbitration without the landlord covering the costs. It also prohibits agreements that require tenants to use nonessential services, pay late fees for rent paid within five days of the due date, or make rent payments through electronic means only. Tenants can opt out of nonessential services without a fee.
