Washington HB2646 amends the Uniform Common Interest Ownership Act to require unit owners to notify associations of their actual damages and reasonable attorneys' fees and costs before bringing an action against the association. It also allows parties to a dispute to resolve the dispute through alternative dispute resolution. If the association fails to cure a violation or provide a substantive response within 21 days, the unit owner may bring an action without further notice. The court may award reasonable attorneys' fees and costs in actions brought by unit owners against associations.
