Texas HB1711 amends the Property Code to mandate that landlords provide tenants with written notice before filing an eviction suit. The notice period is at least three days, unless the lease specifies otherwise. For nonpayment of rent, landlords must give tenants a chance to pay the delinquent rent and cure the default. Tenants can only cure a nonpayment default once in a 12-month period. For other defaults, tenants must receive notice of the default and an opportunity to cure it within five days. If the tenant fails to cure the default, the landlord may issue a notice to vacate.
