Texas HB153 regulates insurer use of aerial images for nonrenewal of residential property insurance policies.
Texas HB153 amends the Insurance Code to establish rules for insurers using aerial images to nonrenew residential property insurance policies. Insurers must provide written notice of nonrenewal at least 61 days before the policy expires, including date-stamped images showing defects. Insureds have 60 days to cure defects and can appeal nonrenewal decisions. Insurers must consider documentation of repairs and offer renewal if defects are cured. This Act applies to policies delivered, issued for delivery, or renewed on or after April 1, 2026.
