SB2016 amends Tennessee law to make records of certain unlawful detainer actions confidential and not open for public inspection.

SB2016 amends Tennessee Code Annotated to add a new subsection to Section 10-7-504, making records of unlawful detainer actions confidential if the action was filed after July 1, 2026, the case was dismissed, no appeal is pending, and either three years have passed since the filing or all parties have agreed in writing to shield the records. These shielded records are not open to the public for inspection. The act takes effect upon becoming law.
