Tennessee SB1045 amends state laws to limit the requirements local governments can impose on developers for certain residential and multi-family developments. Specifically, it prohibits state, county, or municipal governments from mandating developers to fund, build, or contribute to nonessential infrastructure that is not contiguous to the development property or beyond the anticipated infrastructure needed for the property. This applies to residential developments under 300 single-family homes and multi-family residences under 500 units.
