SB0340 exempts certain projects on properties built after 1899 in tourism zones from historic zoning commission oversight.
SB0340 amends Tennessee Code to exempt privately owned properties built after 1899 within tourism development zones from historic zoning commission oversight. Projects involving lighting, televisions, monitors, signs, speakers, electronic devices, weatherization, or other non-historic aspects are not subject to historic zoning commission authority. Property owners need not apply to the commission for such projects. If a commission challenges a project, a property owner can file a good faith affidavit and an architect's opinion to halt commission authority.
