HB2306 amends Tennessee law to protect family and group child care homes from certain restrictions by landlords and homeowners' associations.

HB2306 amends Tennessee Code to ensure that landlords and homeowners' associations cannot enforce restrictions on the operation of family or group child care homes. It voids any such restrictions in declarations and makes willful violations liable for damages. Landlords must allow tenants to operate these care homes and cannot refuse rentals based on this operation. Landlords can require certain insurance and notice provisions but cannot make structural changes or impose unreasonable restrictions on shared spaces.
