HB1940 would amend Tennessee law to make records of unlawful detainer actions confidential and shielded from public disclosure if the action was filed after July 1, 2026, the case was dismissed, no appeal is pending, and either three years have passed since the filing or all parties have filed a written stipulation. The act would also amend existing law to ensure that records meeting these criteria are not open for public inspection. The act would take effect upon becoming law.
