Tennessee HB0608 amends state law to prohibit state, county, or municipal governments from requiring landowners, developers, or builders to fund, build, or contribute to the development of nonessential infrastructure for residential developments under 300 single-family homes and multi-family residences under 500 units. Nonessential infrastructure includes items not contiguous to the development property or beyond what is needed for the property's development. The act does not affect tax, property, zoning, or permitting laws, nor administrative authority. It takes effect July 1, 2025.
