The South Carolina Enhanced Life Estate Deed Act establishes a legal framework for creating enhanced life estate deeds, also known as Lady Bird deeds. These deeds allow a grantor to transfer real property to designated remainder beneficiaries upon the grantor's death while retaining full control over the property during their lifetime. The grantor can revoke or amend the deed at any time without needing consent from the remainder beneficiaries or the trustee.
