Rhode Island S3157 creates a model form for tenants to notify landlords of their intent to make repairs and deduct costs from rent.

Rhode Island S3157 amends the Residential Landlord and Tenant Act by creating a model form for tenants to notify their landlord of their intent to make repairs to the rental property and deduct the costs from their rent. The form requires the tenant to specify the contractor they intend to hire, certify that the condition necessitating the repairs was not caused by the tenant, and provide an itemized statement of all costs or the fair and reasonable value of the repairs.
