Rhode Island S2043 mandates affordable rental rates for accessory dwelling units not occupied by family members.

Rhode Island S2043 amends zoning ordinances to ensure accessory dwelling units (ADU) not occupied by family members can only be rented at affordable rates. The bill sets minimum size requirements for ADUs and restricts municipalities from imposing certain limitations, such as restricting tenants based on familial relationships or age, requiring zoning relief, or limiting ADUs to lots with preexisting dwellings. Additionally, ADUs cannot be offered for tourist or transient use. The bill takes effect upon passage.
