Rhode Island H7764 amends the Residential Landlord and Tenant Act to prohibit landlords from using algorithmic devices to determine rent amounts for residential tenants. Effective January 1, 2027, landlords cannot use algorithms that incorporate nonpublic competitor data, such as actual current rent prices or occupancy rates, to set or adjust rents. Exemptions include tools used to comply with federal, state, or local housing programs, historical reporting of aggregate market data, and internal record-keeping systems.
