Pennsylvania SB1346 amends the Pennsylvania Municipalities Planning Code to establish regulations for accessory dwelling units. It sets a minimum net floor area of 150 square feet and a maximum of 50% of the net floor area of the single-family detached dwelling unit or 1,250 square feet, whichever is less. The bill requires municipalities to approve or deny permit applications for accessory dwelling units within 14 days and mandates that such units be considered a permitted use by right in all zoning districts.
