Pennsylvania SB1281 amends the Pennsylvania Municipalities Planning Code to expedite approval for high-density housing in planned residential developments. The bill requires the State Board of Planners to adopt rules for municipalities to issue land use decisions for certain housing types, including single-unit dwellings, accessory dwelling units, duplexes, triplexes, quadplexes, townhouses, cottage clusters, and multiunit dwellings with fewer than 50 units. The board can specify processes, design standards, and allowable variations for these developments.
