Introduced·3/18/26
Introduced Text

Pennsylvania SB1216 limits residential rental application fees to the cost of a background check or $50.

Pennsylvania SB1216 amends the Landlord and Tenant Act of 1951 to restrict the fees landlords can charge applicants for residential rental agreements. The bill allows landlords to charge only the actual cost of a background check or a maximum of $50. The background check must include a criminal history record check and a credit check. Any attempt by an applicant or tenant to waive these fee limits is void and unenforceable.
