Pennsylvania HB609 mandates builders to notify property owners of construction defects within 30 days.

Pennsylvania HB609 amends Title 68 of the Pennsylvania Consolidated Statutes to require builders to notify property owners of any construction defects in improvements they constructed or facilitated. The notification must include a description of the defect, the reason for the builder's knowledge, and the builder's contact information. Builders must send the notification by certified mail to the owner's address of record. The notification is not required if 15 years have passed since the completion of the construction. Failure to notify can result in liability for actual damages.
