Permits municipality to exclude duplexes, and certain townhouses, in planned real estate development, from certain structural inspections.

Introduced·5/28/26
Introduced Text

New Jersey S4365 allows municipalities to exempt duplexes and certain townhouses from structural inspections in planned real estate developments.

New Jersey S4365 modifies the structural integrity law to allow municipalities to exclude duplexes and townhouses within rows of three from certain structural inspections. This exclusion applies if the municipality adopts an ordinance to establish it within its boundaries. The structural integrity law already exempts single-family homes from these inspection requirements. The bill amends the definition of "excluded structure" to include these types of buildings, provided they meet specific criteria.
