Introduced Text

New Jersey S3703 allows municipal governing bodies to notify insurance companies of suspected rental property insurance policy violations.

New Jersey S3703 empowers municipal governing bodies to establish criteria for notifying insurance companies about suspected violations of rental property insurance policies. These criteria may include excessive noise, dangerous overcrowding, underage drinking, illegal drug use, property destruction, violence, and reckless behavior. Municipalities can designate an official to handle these notifications and request a copy of the insurance policy terms from rental property owners. This act supplements existing insurance requirements for rental properties.
