Prohibits late penalties for senior citizen tenants in certain senior citizen rental housing when hospitalized.

This bill prohibits landlords from imposing late penalties on senior citizen tenants in certain senior citizen rental housing when the tenants are hospitalized. Specifically, upon receipt of written proof of hospitalization, landlords must waive any late charges incurred during the hospitalization and the five business day period following discharge. If the tenant does not remit payment within this grace period, late charges may be imposed. The bill defines "senior citizen" as a person 62 years of age or over and includes a surviving spouse if that person is 55 years of age or over.
