New Jersey S2541 would establish a limit on rent increases for tenants residing in modular or manufactured homes. The bill defines a "covered dwelling unit" as a structure or room within a structure offered for rent by a landlord for residential purposes, rented to a residential tenant for their principal place of residence, and that is a modular or manufactured home. The bill prohibits a landlord from increasing the rent on a covered dwelling unit by more than 2.5% over a 12-month period.
