New Jersey S2101 amends existing law to allow municipalities to establish affordable housing preferences for their residents. The bill permits municipalities to enter into agreements with developers to provide up to 50 percent of affordable units in a project to current residents who apply within 90 days of the initial marketing period. After this period, the general public may apply for any remaining units. Qualified applicants who are residents of the municipality will be placed on a special waiting list as well as the general waiting list.
