Regulates deceptive use of artificial intelligence in photo advertising of certain dwellings.

The bill regulates the use of artificial intelligence and photo editing software in advertising certain dwellings. It prohibits sellers and their agents from using AI or photo editing software to fundamentally alter images of dwelling units or sites. However, it allows the addition of non-fixed items like furniture. Sellers must disclose any use of such software and provide original images upon request. Violations incur civil penalties. The New Jersey Real Estate Commission can create regulations to enforce the bill.
