New Jersey A461, known as the Senior Citizen Tenant Protection Act, allows senior citizens aged 55 or older with an annual household income of $80,000 or less to apply for protected senior citizen tenant status. This status limits rent increases to the annual index rate factor, which is 75% of the increase in the average consumer price index. The commissioner can grant a hardship waiver if the rent increase would cause undue hardship to the landlord.
