New Jersey A4121 allows municipalities to prioritize affordable housing for first responders.

New Jersey A4121 permits municipalities to establish an affordable housing preference for first responders. Municipalities can enter into agreements with developers to provide up to 50% of affordable units in a project for low- and moderate-income first responders who meet certain service requirements. First responders who apply within 90 days of the initial 120-day marketing period receive preference for these units. After the initial marketing period, first responders on a special waiting list are given preference for available units.
