Prohibits class action waivers in residential rental agreements for claims arising from violations of rent control laws. Any such waiver is void and unenforceable. The inclusion of such a waiver in a rental agreement is considered evidence of a violation of the New Jersey consumer fraud act. Tenants subjected to such a waiver are entitled to remedies including a declaratory judgment, an injunction, actual damages, and reasonable attorney’s fees. Landlords found in violation are liable to a penalty of $1,000 per affected dwelling unit.
