Amends the definition of shared facilities in rental properties to include specific types of real property.

The bill amends RSA 540-B:1 to redefine "shared facility" in rental properties. It specifies that a shared facility is real property rented for residential purposes with separate sleeping areas for each occupant, where occupants share common areas like kitchens and bathrooms. The bill excludes certain facilities such as those rented to transient guests for less than 90 days, hotel rooms, and rooms provided for ancillary purposes. The designation of a shared facility must be documented in a written statement between the parties.
