Nevada SB242 would prohibit investment companies from purchasing residential property listed for less than 30 days.

Nevada SB242 amends existing law to prohibit investment companies from entering into a contract to purchase residential property listed for sale unless the property has been listed for at least 30 days. A contract entered into in violation of this prohibition is voidable by the seller before the contract is fully executed. The provisions apply to contracts entered into on or after October 1, 2025.
