Montana HB802 amends zoning regulations to permit the rental of primary residences and accessory dwelling units, including short-term rentals. The bill defines "primary residence" as a dwelling where the owner occupies it for at least 183 days a year. It also allows for the short-term rental of residences on separate properties that share a boundary with the primary residence. The changes apply retroactively to existing zoning regulations.
