Limits rent and fee increases for mobile home park tenants in Maine.

The bill establishes limits on increases in rent and fees imposed by a mobile home park owner or operator on tenants. It prohibits increases more than once in a 12-month period and limits those increases to no more than 5% of current fees or rent. Increases are permitted only when necessary to cover actual operating costs and maintenance expenses. If rent and fees have not increased in a mobile home park for five or more years, a mobile home park owner or operator may seek a waiver from the municipality or the Manufactured Housing Board to exceed the Consumer Price Index plus 1% limitation.
