This bill amends the Maine Revised Statutes to clarify that a mortgagee cannot initiate foreclosure on a primary residence without providing written notice. The notice must be given at least days before the foreclosure action. Failure to provide this notice prevents the mortgagee from prevailing in the foreclosure action. This Act applies retroactively to all foreclosure judgments, orders, or dismissals entered in favor of a mortgagee.
