Municipal ordinances in Maine must allow housing developments with a minimum lot size of 5,000 square feet and limit certain requirements.

The bill restricts municipal ordinance requirements for housing developments in areas with available municipal water and sewer services. It mandates that municipalities allow a dwelling unit on a lot with a minimum size of 5,000 square feet and limits dimensional standards such as road frontage and setback requirements. Developers must provide written verification of adequate sewer and water services for each unit. The bill also prohibits impact fees or sewer connection fees greater than a pro rata amount based on the square footage of the new housing development.
