Kansas SB370 amends the residential landlord and tenant act to change how a rental agreement can be terminated when a landlord materially breaches the agreement. If the landlord remedies the breach within 14 days of notice, the agreement does not terminate. However, if the same or similar breach recurs, the tenant can terminate the agreement by providing a written notice specifying the breach and stating the agreement will end on the next periodic rent-paying date at least 30 days later. The landlord must return the recoverable portion of the security deposit.
