SB4064 limits parking requirements for certain residential developments in Illinois.

SB4064 amends the Illinois Municipal Code to limit parking requirements for residential developments. Beginning January 1, 2027, municipalities cannot require more than 0.5 parking spaces per multifamily unit or one space per single-family home. It also prohibits minimum parking requirements for small residential dwellings, affordable housing, assisted living, mixed-use buildings, and properties changing from nonresidential to residential use. Exceptions include parking for disabled individuals and existing contractual agreements. Municipalities can still set stricter parking limits.
