HB5626 aims to streamline middle housing development in Illinois by setting statewide standards for building codes, impact fees, and design.
HB5626 introduces statewide standards for middle housing development, including duplexes, triplexes, and cottage clusters. It mandates that municipalities allow these housing types in residential zoning districts and sets minimum lot sizes for different unit allowances. The bill also establishes uniform statewide formulas for calculating impact fees, replacing local methodologies. Municipalities must use these formulas to ensure fees are proportionate and transparent.
