Illinois HB5183 amends the Landlord and Tenant Act to clarify pet fee and pet rent rules. Landlords can charge tenants either a pet fee or pet rent, but not both. Pet rent cannot exceed 1% of the tenant's monthly rent or $35, whichever is less. A pet fee or pet deposit is refundable and cannot exceed 15% of the tenant's monthly rent or $350, whichever is less. The bill also amends the Consumer Fraud and Deceptive Business Practices Act to classify violations of these provisions as unlawful practices. This applies to leases or agreements executed after the effective date of the amendatory Act.
