Idaho S1279 establishes provisions for starter home subdivisions, prohibiting certain restrictions and fees.

Idaho S1279 amends existing law to establish provisions for starter home subdivisions. It prohibits restrictive covenants that strictly prohibit or unreasonably restrict starter home subdivisions, which are defined as new subdivisions for single-family dwellings on at least four acres of vacant or undeveloped land. The bill also prohibits local governments from banning starter home subdivisions in residential zoning areas. Additionally, it limits lot sizes to one thousand square feet, setbacks to fifteen feet for front and rear, and five feet for side, and lot front widths to thirty feet.
