This bill amends Section 521-69 of the Hawaii Revised Statutes to modify the landlord's remedies for tenant's waste, failure to maintain, or unlawful use. It allows landlords to bring a summary proceeding for possession if a tenant is in material noncompliance with section 521-51. The landlord must notify the tenant in writing and allow a specified time for the tenant to remedy the noncompliance. The bill also allows landlords to bring an action or proceeding for waste or for breach of contract for damage suffered by the tenant's failure to comply with their obligations.
