SB116 amends Delaware Code to allow tenants facing eviction for nonpayment of rent to redeem their rental unit by paying all past due amounts, including court-awarded costs and fees, before the actual execution of the eviction order. If a tenant pays all rent due before the landlord initiates an action against them, the landlord cannot then pursue an action for summary possession or failure to pay rent. The landlord must also accept rental payments without refusal.
