SB1556

Forged or fraudulent deeds; exclusion

Introduced·2/3/26
Introduced Text

Arizona SB1556 limits the time to challenge ownership of a property based on a forged deed to five years.

Arizona SB1556 amends Section 12-524 of the Arizona Revised Statutes to establish a five-year limitation on actions to recover a city lot from a person who holds a recorded deed, claims ownership, and has paid taxes on the lot. This means that if someone claims ownership of a property based on a recorded deed and has paid taxes for at least five years, they are deemed the lawful owner of the property. The bill excludes those claiming under a forged deed or a deed executed under a forged power of attorney from these benefits.
